Heat moves from areas of higher temperature to areas of lower temperature. Conduction, Convection, and Raidant heat flow is a cat and mouse game to maintain comfort from heat loss and heat gain. The heat loss in the winter must be replaced by your heating system and the heat gained in the summer must be removed by your cooling system. In a underperforming home, in climate zone 3, twice a year a homeowner will spend extra fighting The Dog Days of Summer and Old Man Winter.

Georgia has warm humid summer nights. Stack effect, HVAC systems, and wind depressurization can draw moist air into building wall cavities, where it may condense and cause moisture damage. If it is pressurization or depressurization, comfort, health, building integrity, and finaces are all at risk.

There’s no need to invest in a new home in Georgia without ensuring true quality. Even after a home inspection, a builder’s oversight, and a city inspection, many new homes still suffer from hidden issues underperforming HVAC systems, poor insulation, or a lack of air sealing costing homeowners thousands in repairs soon after the warranty expires. Many newly built homes already have mechanical failures before the final inspection. A blower door test and duct leakage test are among the most important tools in commissioning a home and its mechanical systems. Unfortunately, builders and contractors are often allowed to test themselves, which too often leads to fabricated scores that cost homeowners catastrophically.
While some builders in the Atlanta area stand by their quality, we see that many do not often because local building inspectors are not always equipped to catch these flaws. That’s why third-party blower door and duct testing are essential. Building Envelope Inspection
The building envelope is what separates the interior of the home from the outdoors. This includes the windows, doors, insulation, and the hidden air leakage points between building materials. New Construction Testing
Georgia’s Energy Code, based on the 2015 IECC with Georgia Supplements and Amendments, requires a blower door test and a duct leakage test on new construction and certain applicable projects according to Georgia code. TruResults Home Services recommends testing before drywall and insulation are completed, because air sealing and duct corrections are easier and less costly to address before the home is fully finished. D.E.T. Verifying is a pass or fail test, and if a test fails, we work with homeowners, builders, and contractors to help achieve a passing score.
Georgia’s current targets:

<6 CFM per 100 square feet for duct leakage
<3Ach50 mechanical ventilation required
Existing Home Testing
For existing homes, testing requirements are different and depend on the scope of work. Georgia code does not require full duct leakage testing on every existing home. In general, existing duct systems are not required to be tested unless more than 50% of the duct system is modified. Even when testing is not required for code compliance, blower door and duct testing can still be valuable for diagnosing comfort, efficiency, and performance problems in the home.
