There is no magic cure-all product against dust, odors, comfort, airflow, pressure-induced leaks, poor builds, or a poor HVAC design. With everything being so expensive, energy usage is always a concern. Insufficient insulation, lack of air sealing, bad HVAC installation, and poor-quality ductwork plague Atlanta area homes. A properly designed HVAC and duct system, as well as a well-insulated home with targeted air sealing, is often an energy-efficient and comfortable space. Proper ventilation and dehumidification must not be overlooked. Controlling the elements is a must for a healthy home.

  • Heat Flow

     Heat moves from areas of higher temperature to areas of lower temperature. Conduction, Convection, and Raidant heat flow is a cat and mouse game to maintain comfort from heat loss and heat gain. The heat lost in the winter must be replaced by your heating system and the heat gained in the summer must be removed by your cooling system.  In a underperforming home in climate zone 3, twice a year a homeowner will spend extra fighthing The Dog Days of summer and Old Man Winter.

  • Air Flow and Pressure

    Georgia has warm humid summer nights. Stack effect ,HVAC systems,and wind depressurization can draw moist air into building wall cavities, where it may condense and cause moisture damage. If it is  pressurization or depressurization, comfort, health, building integrity, and finaces are all at risk. 

  • Moisture

    Mositure in your home can come from many sources. Mositure can enter your home by air leakage, intrusion, leaky ducts,  or seeping through foundations. Things will happen but controlling the elements make things much better. Oftertimes contractors don't understand Building Science, so comfort isn't designed in the plans.

  • Indoor Air Quality

    Air Quality in and around the home is always a mystery. There is no one product or 30 minute service call that can fix all of your IAQ issues. Pollutants come from people, pets, building materials, outdoor sources, and a million other things. An improperly installed HVAC system or a  spray foamed attics, can cause catastrophic failures to IAQ and even the home structure.

There is no need to pay good money to bad contractors to build or repair without guidelines or standards. We all know too well the hardship from a major financial investment, such as buying a new house of poor quality, even though you had a home inspection by a S.O.P. Professional Inspector, the Builder G.C., and the City Inspector. How about the overpriced HVAC replacement that is worse than the old system in its last days? Perhaps you needed the attic insulation removed, air sealed, then reinstalled, instead of having the heating and cooling systems replaced. Envelope & Mechanical Testing

The buffer zone to hardship and craftsmanship is 3rd party testing

Final Stage & Commissioning

  • D.E.T Verifying (code compliance)
  • Standard of Practice Inspection.
  • Final report

The first inspection shouldn't be the final inspection.

Being a home inspector for years, we always felt the burden of not killing the closing deal for the realtor that hired you. That would be considered biting the hand that feeds you.
